Long Beach, Mississippi
New Vision, Great Location
This property has appeal to many. However, because of its location our purpose is to attract the right individual or company. We hope to connect with Buyers who have VISION; Buyers who are not afraid to "be the first", be a leader in development.
To understand the property--you need to understand the area. Daugherty Rd is an important link between Long Beach and Pass Christian. Years back, it was a sleepy, country road with a country feel. Years back the only appropriate zoning for this property was E-1.
NOW, the North side of Daugherty is approximately 40% commercial. Other zonings include: E-1, R-1, and R-2. Daugherty Rd is a busy road! The lot has approximately 600 ft facing Wisewood, a public access residential street.
The owner and I sat with a zoning specialist for over an hour 1 day discussing possibilities. We came away with the impression that a zoning change would be feasible with a well thought out and assembled plan.
This specific area is still well and septic. Speaking with the Mayor of Long Beach, it is not expected to be annexed (if ever) for 5 to 6 years. So, you have the advantage of county taxes only; but having to plan as well and septic being your source for those needs.
Previously used as a family farm, the land is partially cleared and has electricity, phone, and of course water and sewer.
You have almost 400 feet facing Daugherty. My gut tells me that it is IDEAL for commercial, retail, or a strip shopping center (We NEED good shopping in the area! Right now people from both towns are having to drive to Gulfport or Bay St. Louis to access variety at a reasonable price.)
Another idea that someone could put to work is:
*keep the back 3 acres zoned R-1 (that should keep neighbors happy)
* And Zone the front 2 + acres for whatever new purpose is conceived.
The cottage is useable in present condition. The barn/stables are also useable. If used, I am sure redecorating and updating would need to be done. I see the cottage as being appropriately used as an office or retail outlet.
