Another idea that someone could put to work is:
*keep the back 3 acres zoned R-1 (that should keep neighbors happy)
* And Zone the front 2 + acres for whatever new purpose is conceived.

The cottage is useable in present condition. The barn/stables are also useable. If used, I am sure redecorating and updating would need to be done. I see the cottage as being appropriately used as an office or retail outlet.
