To understand the property--you need to understand the area. Daugherty Rd is an important link between Long Beach and Pass Christian. Years back, it was a sleepy, country road with a country feel. Years back the only appropriate zoning for this property was E-1.
NOW, the North side of Daugherty is approximately 40% commercial. Other zonings include: E-1, R-1, and R-2. Daugherty Rd is a busy road! The lot has approximately 600 ft facing Wisewood, a public access residential street.
The owner and I sat with a zoning specialist for over an hour 1 day discussing possibilities. We came away with the impression that a zoning change would be feasible with a well thought out and assembled plan.

Another idea that someone could put to work is:
*keep the back 3 acres zoned R-1 (that should keep neighbors happy)
* And Zone the front 2 + acres for whatever new purpose is conceived.
The cottage is useable in present condition. The barn/stables are also useable. If used, I am sure redecorating and updating would need to be done. I see the cottage as being appropriately used as an office or retail outlet.
